In general the Coachella Valley is currently a <b>Buyer's Market</b> both in the Luxury Market and the Overall Market. With inventory still up from last year, and prices down in some areas, now is a great time to find a bargain. The report is broken down by city. In Indian Wells for example prices are down 14% from last quarter and down over 30% from last year and La Quinta is down 17% from last quarter and but down only 9.4% from last year. Compare that to Palm Springs whose average sale price rose 10.5% over last quarter and is up 13.7% from last year. </div>

So when one asks how the market is here in the Coachella Valley it is not such a cut-and-dried answer. </div>

With temperatures topping 109º this last week we are definitely feeling the summer heat in Coachella Valley. Dramatic thunder, lightning and wind storms make it all the more exciting. Visitors reluctant to come in July and August don't always realize that early mornings and evenings here are gorgeous. The hottest part of the day is between 3:00 and 5:00 p.m. but the temperatures are in the 80s and 90s in the morning and evenings, pleasant enough to golf, walk, hike and do any number of outdoor activities, including house hunting! <br />

Perhaps this is a direct result of not only the revitalization efforts by the City of Palm Springs, but the fact the increasingly Palm Springs is again becoming one of the 'hip' places to live and visit. I think the popularity of Mid-Century Modern architecture and the vibrant night life in downtown Palm Springs makes it attractive to today's buyers.<br />

With Indian Wells' reputation of being one of the best places to 'live well', and with the popularity of the BNP Paribas Tennis Open at the Indian Wells Tennis Gardens, it is good to see that home values are inching closer to their highs.<br />
<br />
Out of the area prospective buyers would do well to investigate what the positives are for each city, what activities each city specializes in and how they meet their needs the best, such as proximity to shopping, golf and tennis opportunities, hiking and outdoor activities, casinos, music, art and cultural events.<br />

Even with home values ever increasing, we still have a bit to go for homeowners to realize their equity if they purchased a home between 2004-2006.<br />

We did indeed see year over year negative returns in some cities since
the spring of 2013, but all indications point to listing prices rising this

Indian Wells, California: A beautiful desert destination offering vacation resorts, exclusive gated communities, golf, fine restaurants, and a lifestyle most people can only dream of. One of the biggest attractions in March is the BNP Paribas Open Tennis Tournament, which draws tennis players of the highest level and tennis fans from all over the world.<br />
<br />
With this in mind, a forward thinking couple from Los Angeles purchased a home in the small enclave of Indian Wells Village, just to the west of the Tennis Gardens. The original 1962 home was completely torn down and rebuilt with eco-efficient and designer features with Mid-Century Modern architecture in mind. Completed in March 2015, the home is currently listed on the MLS for $589,000. There is nothing in the area like it, yet.<br />
<br />
Other homes in the community are in the process of being remodeled and/or rebuilt. Hopefully this trend will continue and the face of Indian Wells Village will be filled with other updated eco-friendly homes that will be great for full and part-time homeowners or investors who will see the value in seasonal or long term rentals.<br />

<a href="http://palmspringsrestaurantweek.com/">Palm Springs Desert Resorts Restaurant Week</a> from May 29 - June 7 is one of the more enjoyable events of the year. Diners can order from a 3 course prix fixe menu priced at $26 or $38 or choose an item from the regular menu. <br />

I started with <a href="http://www.chezpierrebistro.com/">Chez Pierre Bistro</a> on May 29th. I had never been there before, and what a treat it was. I highly recommend it. The atmosphere was notably French, not too noisy and the chef came out to each table to talk to the patrons. There wasn't a table open when we arrived, so I would recommend reservations. <br />

I also tried <a href="http://www.bbsattheriver.com/">BB's at the River</a> in Rancho Mirage for the first time. The atmosphere and bill of fare is similar to the previous restaurant, Acqua Pazza. I was happy to see gluten free, vegetarian and meat/fish options. The burger was good which included up to 3 toppings. It's worth a visit. <br />

In the Coachella Valley, inventory jumped up dramatically in October with almost 1200 new listings. Typically there will be more inventory beginning in October where sellers know buyers start coming back into town for the season. This jump is much higher than normal indicating that sellers are now seeing more equity and ready to list their homes for a profit. The number of sold homes has not risen yet, but it might just be too early to tell whether or not the market will improve with more sales as we get deeper into season.</div>

In the city of La Quinta there were 658 listings in October, up from 521 in September, a 26% increase. This time last year there were 613 listings which shows an increase of 7.3%. The number of sold homes however is down 37.3%. My experience so far this month is that buyers are not ready to purchase just yet and are taking a wait and see attitude. Average Sold prices in La Quinta are down from last year, from $680,000 to $544,000. </div>

Looking at Indian Wells September sales we can see that listings have gone down slightly from this time last year. The number of sales are up by only one home, from 11 to 12. Average sale prices are down from last year but average sq. ft. price is up by over $100/sq ft. Homes are on the market for more days this year overall indicating sluggish sales. Hopefully buyers will be coming into town for season ready to purchase their dream home in beautiful Indian Wells. </div>

I have seen quite a bit of activity this year in Mountain Cove, a lovely little enclave south of Hwy 111 and nestled against the hills. The toughest part of selling in there is that it is on leased land. Leaseholders are Ryan Oil and Indian Wells Holding Company. It looks like there will be more opportunities to buy out some land leases soon, which will help sales in there tremendously. There are already a few homeowners that have exercised their option to buy. In November a meeting will be held to discuss options. Inventory has risen since June 2014 and so have median prices. Price per square foot has also risen slightly since 2013. Distressed properties are a very small part of the market now, thankfully. I often am asked, "how is the market" in your area, and I have to answer it depends upon whether you are a buyer or seller. Compared to 2013, sales are down somewhat. The good news for buyers is that interest rates are holding at very low rates. For sellers, prices are steady or going up in most areas of the Coachella Valley. See chart below. </div>

Price changes from 2013 to 2014 are the most interesting to me because in some areas prices have gone up quite a bit from last year, such as Indian Wells and Palm Springs, while others are almost the same or down. In La Quinta and Palm Desert, the Average and Median Sales prices are down while in all other areas they are up. La Quinta consistently has the most number of Single Family Home sales and Palm Springs has the most number of Condo sales. </div>

What does all of this mean? I believe it is a good time to both buy and sell here. Many of my clients are getting ready to list their homes and trade up for the upcoming season. All indications are that inventory will be on the rise and sales will be brisk through at least May of next year. I'm looking forward to a busy time and participating in many of the great events in the 2014/2015 season!</div>

As a real estate agent located in the Coachella Valley, not surprisingly, I am often asked "Why should I buy in the desert?" Although there is no "one size fits all" answer, I ask the potential buyer to consider the overall unique quality of life offered by the desert communities. And not only the climate. Yes, the desert is sunny and dry, and yes, the air is clean and the skies are blue. But there is so much more to consider. Desert communities are alive and vibrant with amenities and cultural events. You will be surrounded by a friendly, small town attitude with a slower pace of life. But not too slow. Todays modern desert dwellers have access to PGA level golf courses and tournaments as well as world-class tennis tournaments and facilities. If you don't like sports but do like to shop, we have our own version of Beverly Hills in the El Paseo district in Rancho Mirage. And if you don't like sports or shopping, I assume you are interested in good food and let me assure there is an abundance of fine dining to be found within the desert communities. Of course if you want to kick back, watch the NFL on a big screen TV while sharing a brew with friends, we have that too. And if you don't like sports, shopping, or food, or a friendly community of like-minded individuals, or for that matter, blue skies and warm nights, well I don't know what to tell you. So ask yourself when you say "life is good" what does that really mean? If the above sounds good, then perhaps it is time for you to consider buying in the desert. I dare say you'll be glad you did.</div>
